Community solar projects are local, small-scale solar installations that generate clean, cost-effective electricity for the local grid. As a landowner host, you'll receive guaranteed passive lease income for over 20 years. Once operational, the electricity is shared with subscribers in your community, giving households and local businesses access to affordable, clean power and helping your state meet rising energy demands.

Blue Cat evaluates each site individually, with lease rates varying by region and site type. Generally, our lease rates exceed typical agricultural revenue. Contact us, and our team will assess your specific site.

During the development phase, while we permit and study the land, you may continue farming or using your property. However, once construction begins and the system is operational, the land within the lease boundary will no longer be accessible for use. During the operational period, any land outside the lease boundary remains available for your use.

Blue Cat is responsible for maintaining everything within the lease boundary, including solar equipment, access driveways, vegetation, and fencing. Landowners are not required to manage any part of the leased area. Our dedicated operations and maintenance team handles all routine upkeep.

Blue Cat will cover any incremental property tax increase resulting from the solar project on your property.

There are two key phases in a lease:

‍Development/Option Period: Lasting 2-5 years, this phase includes engineering, approvals, and construction. During this time, you receive annual option payments.

‍Operational Period: Once the project is operational, you receive full $/acre rental payments for a term of 20-40 years.

Blue Cat handles the entire development process at no cost to the landowner. This includes engineering, utility interconnection studies, municipal permitting, financing, and construction. During this period, landowners receive annual option payments.

At the end of the lease term, we will remove all solar equipment from the site. The modules, along with steel, copper, and aluminum, will be recycled. Within 6-9 months of the lease’s conclusion, the land will be fully restored, with all above- and below-ground solar facility equipment removed.
